The village covers an area of 20000 square metres and is comprised of three neighbourhoods (the Upper, Lower and Central neighborhood) that include 18 three-story lodges - each with its own garden - the hospitality hall, the reception area, the restaurant, the bar, the tea bar, the boutique, the library, the day care centre, the massage and aromatherapy facility and the swimming pool.
In the swimming pool area you can enjoy the beneficial attributes of hydro-massage. You can also enjoy a coffee or drink in the courtyard which is equipped with beach chairs and sun umbrellas.
The ranch features a vineyard, domestic animals, fruit trees and a vegetable garden.
Here, guests can feel as if they are in a traditional village, savour nature and have the chance to participate in rural approaches to daily activity without having to forget the comforts of modern living. |

The village is located about 3 km from Mastichari, 3 km from Antimachia, 5 km from the airport and 26 km from the town of Kos.
The region's name is Kyparissos and is full of herbs. It is believed that in antiquity Hippocrates initiated his students at Kyparissos following a particular ritual. In any case, one thing is certain the locale inspires special sentiments.At the construction phase we paid particular attention to maintenance, protection and preservation of the natural environment and wild life. For example, all preexisting arkeuthos trees - a species of cedar that thrives only in Kos - were left intact. The architecture is in complete harmony with the environment proposing only to add a pleasant and cheerful note to the landscape.Settlement is built on hillsides and the building structures stand on seven asymmetrical levels staring at the Aegean Sea. |

* Ranch is in itself an additional special note to the settlement and is open to visits. It features a vineyard, domestic animals, fruit-bearing trees and a vegetable garden, all adhering to biological specifications. All the produce is of course delivered and used in kitchen. |

| ROOM AMENITIES |

* The village has ground floor apartments of 55 square metres each and maisonettes of 85 square metres that occupy the 2nd and the 3rd floor of each house, each having an independent entrance. Access between floors is provided by an internal staircase.
* Each loft has the capacity of accommodating 4 to 6 persons and is uniquely decorated. Each apartment has the capacity to accommodate 2 to 4 persons. |

| CANCELLATION POLICY |

1. No penalty for cancellations up to the defined cancellation deadline of Seagull's Bay Village Hotel Kos.
2. Cancellations made within the cancellation deadline will be assessed a 1 night room rate unless cancellation policy is defined different.
3. No-shows will be assessed a 1 night room rate unless cancellation policy is defined different.
4. No cancellations on or after check-in date.
